		</p><p>As a Realtor® some days are spent in educational seminars to learn how I can better serve my clients. Today was exceptional.  It was filled with learning about 1031 exchanges from the <a title="The Archer Group" href="http://www.archerhalliday.com/" target="_blank">Archer Group</a>, reverse mortgages by First Reverse Mortgage and a fantastic clock hour session from <a title="Natalie Danielson real estate clock hours" href="http://www.clockhours.com/" target="_blank">Natalie Danielson</a> who woke me up after my turkey sandwich when I could have easily faded. I learned that I could not exchange my rental home for one of these beautiful yachts.. Bummer.</p>
<p>In case you&#8217;re wondering, a &#8220;1031 tax deferred exchange is a transaction that allows you, the exchanger , to preserve the full value of your investment property by acquiring like kind property. You may reinvest sale proceeds that would otherwise be taxable,allowing you to use the entire property value to acquire replacement investment property.&#8221; &#8211; Archer group</p>
<p>Basically, it allows you to trade up from one investment property to another without having to pay the taxes on the gains. You can defer the taxes by essentially re-investing them in the new property. Let me know if you&#8217;re thinking about upgrading to a larger investment property. <p>Check out this Bellingham pumpkin patch! How is this for fun?! <p>The marina at the<a title="Hotel Bellwether Bellingham" href="http://www.hotelbellwether.com/" target="_blank"> Hotel Bellwether</a> has a beauty that is difficult to describe in words. Nestled in along the shores of Bellingham Bay, the marina offers weary travelers a chance to moor their boats and relax at one of the Northwest&#8217;s finest hotels. The view is beyond compare, and the comforts of the hotel rank among the best anywhere. Downtown Bellingham is only a half-mile down the road, and Fairhaven can be seen resting between the hills and the waterline to the south. As a Bellingham real estate agent, I have recommended the Bellwether to a number of clients who stayed their on weekend house-hunting expeditions.  It&#8217;s always nice  to see the rested, happy faces of excited shoppers after a calm, relaxing night at this fine hotel.</p>

		</p><p>Today started out like any other, well sort of.. when you are in the business of real estate it can never be predictable sort of like the weather&#8230; and this week has been a crazy one for weather here in Bellingham. Unusual midnight rain showers, thunder and lightning. This is not the norm. Seriously. Growing up here in Bellingham, I can remember one summer in my childhood that is similar. Yes. only one other time, perhaps it is because my memory is fading or that it was just an impressionable time of my youth. Who knows?  to those of you visiting our beautiful area, don&#8217;t be worried it is quite unusual and just remember this is the city of subdued excitement. <img src='http://katharinecarey.com/wp-includes/images/smilies/icon_smile.gif' alt=':)' class='wp-smiley' /> </p>
